Curb Appeal: Outdoor Staging Tips


We’ve all heard people talking about selling a home in the “spring market” and yes, generally this is a great time to list your house. Families prefer to move in the summer rather than uproot children during the school year. When selling, curb appeal is of utmost importance and the exterior wear and tear left behind from a long winter can be a problem. If you are planning to put your home on the market this spring, here are a few tips to help you present your home in the best possible light.

  1. Remove any fallen branches and debris from your lawn, pathways and driveway. Sweep away or hose down any dirt that accumulated from the snow.
  2. Make sure four front door, windows, mailbox, and light fixtures are clean and working properly. No spider webs or burnt out bulbs and if your fixtures are worn, or outdated now would be a good time to make a small investment and replace them with shiny new updated ones. Also consider a fresh coat of paint on your front door, a new door mat or even patio furniture.
  3. Take down any Christmas decor. It gives the impression that you don’t take the time to stay on top of things in your home and may give buyers the impression that other maintenance items have been overlooked as well.
  4. As soon as the temperature provides (depending on what climate you are in) plant some flowers in your garden beds. You can also put together beautiful urns with branches and plants that will still take a little frost and give your entrance a “warmer” appearance. As grass and flower beds are not in full bloom, it’s hard for potential buyers to see what the garden look like. Having a few flowers in the front of your home will show the buyer that you maintain the landscaping, plus, they just look pretty!
  5. Take a walk around the perimeter of your property and make sure everything is in good working order before people start to find imperfections for you and offer you lower than listing price. A little time spent updating your curb appeal will always save you money in the long run. Inside or outside, if something needs to be fixed, guaranteed, a potential buyer will always deduct double off the offer compared to what the actual cost may be.
