Rather than waiting for a prospective buyer to request important paperwork, speed up the process by having documentation at your fingertips, as soon as your home is listed. Think: receipts for home improvements, new appliances and maintenance, low crime statistics for your neighborhood, or rankings and information for schools in the areas. 

Stage Your Home 

Home staging is an expert practice that has trickled down over the years. You don’t necessarily need an expert to stage your home but it could be helpful and save you time and money in the long run. Keep in mind when you stage: depending on how long it takes for your home to sell, you may end up living in your staged house for months.  If the cost of a professional stager is not feasible and your real estate doesn’t provide the service in-house, consider staging your home yourself.
